The Dana Point real estate market in 2025 continues to reflect the area's strong appeal as a luxury coastal destination, with demand remaining steady despite broader economic challenges. The median home price has risen to approximately $1.7 million, a testament to the city's limited inventory and ongoing desirability among buyers seeking ocean views, resort-style living, and a relaxed Southern California lifestyle. Homes are selling in an average of 21 days, suggesting motivated buyers and relatively quick market activity, particularly in high-demand neighborhoods like Monarch Beach and the Lantern District. Mortgage interest rates, currently averaging around 6.90% for a 30-year fixed loan, remain elevated, which has moderated some buyer activity; however, low supply continues to prop up pricing. Dana Point’s inventory of homes has increased since our last real estate update - going from 99 homes available to 127 homes available. Dana Point continues to push the boundaries at the high end of the market with the most recent huge sale being a $28,000,000 stunning property in The Strand.

  • Each neighborhood in Dana Point has a distinct vibe and feeling, so it depends on what you’re looking for. The Lantern District would be good if you’re looking for no HOA’s, walkable to downtown shopping, and has a classic Dana Point feel. Capistrano Beach (Capo Beach) might work if you want that same classic Dana Point feel, but a little more separated from the rest of the city. Monarch Beach would be a good fit if you’re looking for upscale luxury near the water. Dana Hills/Del Obispo is the more master-planned suburban communities are in Dana Point.

  • Monarch Beach is currently the most expensive neighborhood in Dana Point. Home to luxury communities such as Ritz Cove, Niguel Shores, The Strand, Monarch Beach is a prime destination for upscale luxury oceanfront living.

  • Downtown Dana Point is located in the Lantern District neighborhood. Along Pacific Coast Highway & Del Prado you’ll find numerous shops, restaurants, and things to do. Keep in mind, while the homes in the Lantern District are closest to downtown Dana Point, Dana Point is a hilly city so walking to and from these places could be a bit of work!
